Tesco
Overview
Sovereign Construction has been working with the leading retailer Tesco Stores Limited for over 30 years, acting as a main contractor/principle contractor for the organisation for project work. Due to the success of previous projects, Sovereign Construction was selected to convert a prominent and derelict retail unit on Kensington High Street into a new 'Tesco Metro' store, which had to be completed within a tight timeframe in order to benefit from the Christmas trade.
Scope of Works
- External branded hoarding suitable to Kensington High Street location
- Structural alterations to the store to increase the sales area
- Replacement shop front incorporating automated entrance and exit doors
- Replacement of all internal finishes including floors and ceilings
- Formation of administration and welfare facilities
- Full replacement HVAC, electrical, data and cash conveyance
- Checkout installation including self scan and data
- Formation of in-store bakery
- Service installations to refrigerated food cases and back-up chillers
- Shopfitting to form customer service desk
- Creation of external plant area
Challenges
The project had a number of significant challenges for the Sovereign Construction Management team, including;
- A short program duration in order to complete and open pre-xmas in order to benefit from the enhanced trading period
- An extremely busy and congested central London location
- Noise and delivery restrictions creating greater pressure on the short program duration
- Local Authority planning restrictions and The Kensington Society ( a local residents association) conservation requirements
Solution
As experienced professionals, Sovereign Construction were able to overcome the challenges on the project through:
- Promote a "One Team" approach with the client, retail, professionals and Local Authority
- Detailed and complex programming in order to meet the required opening date and adhere to the significant restrictions on working times and deliveries
- Working within pre-agreed times to ensure that residents were not disturbed
- Detailed planning with regards to deliveries to overcome the traffic and congestion issues
- Good, consistent and regular communication with both the local authority, the Kensington Society and where appropriate local residents and businesses
